Northside Shopping Center, the Target-anchored center on Middletown Warwick Road (Route 299) at Doc Levinson Drive, is filling in fast. Here is what the center's September 2026 leasing plan from Metro Commercial, its leasing firm, shows, and what each business has said publicly so far.
The new building next to PetSmart
A 16,000 sq ft building at the west end of the center has nine units. Per the leasing plan, from one end to the other:
Tropical Smoothie Cafe. The chain lists a location at 459 Middletown Warwick Rd.
3&D Personal Training. A small-group training and athlete performance gym, now at 4331 Concord Pike in Wilmington. Its website doesn't mention Middletown yet.
Potbelly. The sandwich chain's first Delaware shop, at 455 Middletown Warwick Rd., per What Now.
Cold Stone Creamery. The ice cream chain hasn't announced a Middletown location yet.
Four units still available. About 1,632 to 1,688 sq ft each, roughly 6,700 sq ft in all.
Wonder. The food hall concept where you can order from several restaurants at once, at 441 Middletown Warwick Rd.
7 Brew drive-thru coffee
The site plan shows a 7 Brew drive-thru stand along Middletown Warwick Road, between Popeyes and the large open pad next door. 7 Brew hasn't posted a Middletown, Delaware location on its website yet. We'll update this page when it does.
Already at Northside
The center's anchors are Target, Hobby Lobby (marked "now open" on the plan), PetSmart and Sprouts Farmers Market. Along Middletown Warwick Road are First Watch, Qdoba, Citizens Bank, honeygrow and Paris Baguette, per CoStar and Building Delmarva.
Still available
Besides the four units in the new building, the plan lists a 2,862 sq ft pad near Dash In, a 3,500 sq ft pad, a 42,375 sq ft pad along Middletown Warwick Road, and 2,005 to 8,151 sq ft next to Hobby Lobby. The plan puts traffic on Middletown Warwick Road there at about 19,318 vehicles a day. See the center listing for current availability.
Leasing plans can change until a business opens or announces. Cold Stone, 3&D Personal Training and 7 Brew haven't announced Middletown locations, so treat them as planned, not final.
