Middletown DE 19709 · Odessa · Townsend
Welcome to the first issue of Middletown Weekly. Once a week we tell you what's being built around Middletown, Odessa, and Townsend, what's opening, and what's worth doing this weekend. Five minutes, every Thursday, free.
The Build List
Three warehouses, 103 acres, fully approved. If you drive Jamison Corner Road near the U.S. 301 bypass, the open land there is set to become the Scott Run Commerce Center. Newport-based developer Harvey Hanna & Associates bought the site in June for about $25 million, according to Spotlight Delaware. The plan is three buildings totaling 1.3 million square feet: one at 600,000 square feet and two at roughly 300,000 each, with 233 loading doors and 259 trailer spaces.
What matters for residents: the developer calls the project fully approved and shovel-ready, so there is no upcoming vote. This is a New Castle County project, not a Town of Middletown one. No construction schedule has been announced, and as of this week we have not seen a start date reported anywhere. County Councilman Dave Carter told Spotlight Delaware in July that he believes the developer's goal is to break ground this fall.
Neighbors have raised truck traffic and diesel emissions, and safety at the Jamison Corner and Boyds Corner intersection, which has schools, a church, and a supermarket nearby. The Village of Bayberry next door has more than 1,800 homes with about 900 more on the way. The developer says its site planning covers buffering, landscaping, lighting, noise, and traffic circulation.
Also on the list
A second Amazon building got the town's OK. Middletown's Mayor and Council voted unanimously this month to approve a revised plan for a roughly 1.95 million-square-foot Amazon facility off Middle Neck Road, a companion to the building already approved across the road, Delaware Public Media reported. Developer Bluewater Property Group cut it from five stories to two and to about half the size of the earlier 3.9 million-square-foot proposal. Council was told to expect at least 500 permanent full-time jobs at an average of $22.50 an hour and more than 300 construction jobs. No construction or opening date was given.
Green Giant Elementary cleared Middletown's Planning and Zoning Commission unanimously in June. It's a 94,000-square-foot school for 840 students in grades 1 to 5, opening fall 2029. Full breakdown next week.
Middletown Mayor and Council's next regular meeting is Monday, Oct 5, 7:30 PM, Town Hall, 19 W. Green St. The council meets the first Monday of each month, per the town's site.
Middletown Planning and Zoning meets the third Thursday of the month at 7 PM, per a town ordinance, which puts the next meeting on Thursday, Oct 15, Town Hall.
Odessa Mayor and Council meets Monday, Oct 5, 7 PM, Old Academy, 315 Main St., Odessa. Agenda to follow. Odessa's Planning Commission canceled its September meeting and is next scheduled for Thursday, Oct 15, 7 PM. Details

The kitchen goes through 60 to 80 pounds of meatloaf a week, and every table gets cornbread.
